Why the Cariboo Area, and Why 100 Mile House?

I have lived in this area for over 40 years, prior to that I lived in North Vancouver. I fully enjoyed the Lower Mainland when I lived there, but my home and heart are now in 100 Mile House. Here's why;

Great neighbors. People here watch out for their neighbors and will pitch in and help newcomers adjust to life in the country. From advice on building to advice on to where to go fishing, there's always someone willing to help you out. Of course, they won't tell you about their very best fishing spot, but the second or third best is still pretty good. There are literally hundreds of lakes in this area and fishing is a 12 month of the year occupation. You'll find your own very best fishing spot.

Facilities. 100 Mile House has three major grocery stores and many smaller family owned businesses including specialty stores, hairdressers and barbers, sporting goods, law services, restaurants and automobile dealers. There is an excellent hospital and several doctor's offices and two walk-in clinics.

At the 108 Ranch, 10 minutes from 100 Mile townsite is a great, well maintained 18 hole golf course with a very active membership and yearly rates that are one-third of those in the Okanagan or the Lower Mainland.

There are schools in both 100 Mile House and the 108 Ranch along with a school bus system that delivers the children to and from school safely.

The 108 Ranch. Now that I mentioned it perhaps it requires further details. The 108 Ranch was a development put together by Block Bros. Realty in the early 1970's. It's the reason we have an airport at the “8” as it's called locally. Block Bros. flew buyers in and salespeople met them as they got off the plane, drove them around the development and many picked out a lot right then. They ran around $3,000.00 at that time. The development was done in an excellent manner; lots are large, an average of over half an acre, there is a domestic water system, paved roads, a fire department, two lakes with walking paths open to the public, the aforementioned golf course,and lots of green spaces. It was initially intended to be a recreational development but has morphed into a residential area that has a population greater than 100 Mile House itself.

Recreation and health. I've already mentioned the golf course and the fishing, but there are also many many walking trails, ATV accessible areas, water sports, ski trails and a local ski hill at Timothy Mountain a short drive away. It's a very healthy area, fresh air, blue skies, warm summers, and ---- OK, what about Winter.

Yes, it can get cold here, -30 on occasion, but the average temperature during the day in the Winter is more like -3 or -5 and we do get a lot of sunshine in the Winter. We get snow, there is usually a foot or more on the ground, but because the temperature stays below freezing, it is never wet, nor particularly slippery. Now, those cold spells of -30 happen two or three times a Winter (usually) but don't last too long, usually a week at most, the homes are built with warmth retention in mind, and when it “warms up” again (to zero, say), it's feels like Summer in the Winter. Anyways, a good portion of our population are older retired folks and their solution is take the opportunity to go South for a month or two. Even a short trip to Vancouver for a week can recharge the batteries, and when you get tired of the rain, head home. It's only a five hour drive.

So why 100 Mile House? Healthy living, all the facilities you will need, still close to the Lower Mainland if you want to visit your friends and relatives down there, and the main reason people come here; reasonably priced housing. If you sell your home on the Lower Mainland you can relocate here to a home for between 250 and 350 thousand dollars, take the balance that you got from the sale of your home down there and stick it in the bank or an investment and relax.

Interested? Give me a call and I'll start sending you listings from this area so you can get an idea of the market here. No obligation, of course, and you may decide it's not for you, but ----- nothing ventured, nothing gained as they say, and it's no cost to you. Call me today, right now.
